FOCUS REAL ESTATE LP was formed in April of 2000 by longtime real estate executive Richard Ortwein, former President of Newport Beach-based Koll Development Company, and his partner and son, Michael Ortwein. The company’s primary focus is speculative development, and working with corporate users, land owners and institutional investors to identify, acquire and oversee all aspects of development and construction activity.

Among Focus Real Estate's activities are speculative development including industrial/warehouse distribution, Research & Development, and suburban office; corporate, medical and civic development including build to suit, office/headquarter facilities, industrial/warehouse/distribution, fee development, tenant representation, and corporate expansion, consolidation and relocation; adaptive redevelopment including  industrial/warehouse conversion, office upgrade, and land use upgrade; medical consulting including strategic growth, facilities expansion, restructure, and construction management.

FOCUS REAL ESTATE LP is a full service development company operating primarily in Orange, San Diego, Riverside, San Bernardino and Los Angeles counties.  Currently, the company's focus is on procuring build to suit, speculative development and adaptive rehab industrial and office product, with a preferred land purchase price up to $15 Million and a total project cost of up to $35 Million, closing in ninety days or less.
