Investment Criteria

Focus is currently targeting acquisition of value-add opportunities that require the repositioning of underperforming assets.  Targeted properties include the lease-up of vacant space, capital infusion for capex upgrades or tenant improvements, implementation of institutional quality assets and property management, and soon-to-be vacated single-tenant owner/user buildings.  Full investment criteria are as follows:


Product Type:                  Industrial, Office, Retail

Investment Size:              $2 million to $30 million

Return Profile:                 Value-Add and Core-plus

Target Markets:               Southern California, Phoenix, Las Vegas, Reno, Denver


With a proven track record and deep equity and debt relationships, Focus has the ability to close quickly and on an all-cash basis for the right opportunities.  We invite brokers to invest with us and our capital partners on a joint venture basis.
